Quantity or Senior Surveyor (Permanent) – North East (Office-based, Blaydon)


Location: Blaydon, Newcastle upon Tyne (office-based with occasional site visits)

Contract: Permanent, full-time (39 hours: Mon–Thu 08:00–16:30, Fri 08:00–15:30)

Start: ASAP (January start preferred, subject to notice)

Salary: £50,000 – £80,000 DOE (circa 10 years’ experience)

Reporting to: Commercial Lead (with a long-serving QS transitioning to reduced hours)

Direct reports: Trainee QS in post


The Company (anonymised)


A long-established North East civil engineering contractor (founded in the 1970s), c.£12m turnover, ~40 staff plus a flexible pool of 20–30 subcontractors. Work is predominantly roads & sewers and Section 278 schemes for major housebuilders, with additional earthworks, demolition and remediation. Projects typically range £500k–£3m, supporting developments from 30 to 500 plots. The business operates locally—within ~40 miles / ~1 hour of the Blaydon yard—with around 10 live sites at any time. Office only (no WFH).


The Opportunity


Due to succession planning (a senior QS reducing hours), we’re seeking an experienced Quantity Surveyor to take ownership of multiple North East projects, working end-to-end from tender through to final account. You’ll work closely with operations, estimating and the supply chain, and mentor a Trainee QS already in place.


Key Responsibilities


  • Pre-contract / Tendering
  • Review enquiries, undertake take-offs and pricing on bespoke client contracts (limited use of NEC/ICE; JCT experience useful but not essential).
  • Support/lead estimating for housing civils, S278 and associated works; prepare BoQs/SORs and submissions.
  • Post-contract / Commercial Control
  • Procurement of subcontract packages; prepare and agree orders and variations.
  • Manage valuations, applications for payment, CVRs, forecasting and cash flow.
  • Maintain robust change control; agree EoT / compensation matters as required under bespoke terms.
  • Measure works from drawings and site records; ensure accurate cost/value reconciliation.
  • Prepare and negotiate final accounts with clients and supply chain.
  • Stakeholder & Team
  • Work closely with Site Managers/Engineers to ensure cost, programme and quality objectives are met.
  • Mentor and develop the Trainee QS; contribute to simple, consistent commercial processes.
  • Uphold strong supplier and client relationships (major national housebuilders).


What We’re Looking For


  • Experience: Ideally 8+ years in a QS role within housing civils / roads & sewers / S278 (North East regional experience advantageous).
  • Contracts: Comfortable with bespoke client contracts; JCT exposure helpful. (This is not an NEC-heavy environment.)
  • Dual remit: Happy to cover estimating + QS where needed (tendering through to final accounts).
  • Technical: Proficient in Microsoft Office (Excel, Word); no specialist software required.
  • Qualifications: Experience preferred over formal qualifications (degree/certifications welcome but not essential).
  • Location: Based within or easily commuting to Tyne & Wear; office-based role with occasional site visits.
  • Personal: Commercially astute, organised, clear communicator, able to manage multiple sites (circa up to 10 live projects across the team).
