Senior Quantity Surveyor / Managing Quantity Surveyor (Civils) – Permanent

Teesside (office-based with sites across the North East)

An established North East contractor is looking to appoint an experienced Senior Quantity Surveyor or Managing Quantity Surveyor to strengthen its Civil Engineering Division from its Teesside office. This is a permanent position for a commercially strong civils professional who enjoys being close to the work on site, understands the realities of delivery, and can lead the commercial function on multiple live schemes.

The business is in a strong position going into 2026, with a significant proportion of workload already secured via long-term frameworks across the region. The civils division delivers a broad spread of projects and values, typically running a healthy pipeline of live work at any given time. The role


You’ll be responsible for the full commercial lifecycle of civils projects (and civils packages), operating in an NEC environment and working closely with operational teams to drive outcomes: margin, cash, risk, and programme alignment. Depending on your level, you may be overseeing one larger scheme or a portfolio of smaller works, with the opportunity to support/mentor junior commercial staff and step into a broader MQS remit as the team grows.

Project values can range from smaller works through to multi-million-pound schemes, and the work is varied – including civil engineering and groundworks packages supporting commercial / industrial developments and public-sector builds such as schools and hospitals, alongside framework-led programmes


What you’ll be doing (day-to-day)


You’ll be the commercial lead (or senior commercial lead) on your projects, including:


  • Leading NEC contract administration (NEC3 / NEC4), including early warnings, compensation events, assessments and change control
  • Producing and managing accurate CVRs, forecasts, and cost-to-complete, ensuring risks/opportunities are captured early
  • Managing subcontract procurement, subcontractor accounts, and payments, ensuring strong governance and fair commercial outcomes
  • Supporting operational teams with contractual strategy, programme/commercial alignment, and commercial reporting
  • Managing valuations, applications for payment, final accounts, and client reporting
  • Driving cashflow, margin protection, and commercial discipline across live works
  • Where MQS level: taking responsibility for a wider package/portfolio and supporting development of the wider commercial team


What they’re looking for


This role will suit someone who can demonstrate:


  • Proven main contractor civil engineering experience (not purely consultancy)
  • Strong, hands-on NEC contract experience with evidence of managing change and protecting entitlement
  • Track record of running projects end-to-end commercially (or leading packages within larger schemes)
  • Confidence communicating with clients, site teams, and subcontractors, and challenging where needed
  • A practical, delivery-focused mindset – you understand what “good” looks like on site and commercially
  • For MQS level: ability to lead, coach, and influence commercial standards across multiple workstreams


Working pattern and location


The role is aligned to the Teesside office, with time on site across the North East as required. A 39-hour week is typical, with site teams generally operating 07:30–16:00 Monday to Friday (project dependent).
